Cypress Realty Inc. GMAC Real Estate has donated $2,000 to help the Lee Building Industry Association (BIA) Builders Care program provide free home repairs to disadvantaged Lee County residents.

Cypress Realty Inc. GMAC Real Estate and Edison Mortgage set up a crisis fund to help local homeowners in need. After learning about the services and assistance provided by Builders Care to help out local families in need, Cypress Realty Inc. GMAC Real Estate and Edison Mortgage joined in the efforts. The group also put together another fund to help purchase Publix Gift cards to help feed the volunteers.

“This donation demonstrates Cypress Realty’s ongoing commitment to the community and the real estate industry, especially during these trying times,’’ said Heidi Taulman, Builders Care executive director. “We are so grateful for their support and look forward to a long partnership.”

Builders Care is the nonprofit charitable arm of the Lee Building Industry Association (BIA). Its objective is to provide emergency repairs and construction services to elderly, disabled and economically disadvantaged people who are unable to obtain home repairs through traditional means. Builders Care enlists the volunteer services of Lee BIA members and leverages grants and donated materials to provide construction and remodeling services to qualified homeowners throughout Lee County. Shane Wilson Wins Platinum Award

Shane Wilson of Cypress Realty GMAC Real Estate was awarded the highest level of service achievement in the real estate industry, Quality Service Certified® Platinum. The award is in recognition of earning 100% client service satisfaction in 2008, as measured by Leading Research Corporation (LRC).

Quality Service Certified (QSC) status is the only award in the real estate industry based on independently validated, measurable service results. Rent to Own Homes gaining popularity - Shane Wilson, Cypress Realty

FORT MYERS: Many people trying to sell their home will tell you it's not the best time to sell. And for potential buyers, it's not an easy time to get a loan. But now the rent-to-own concept is gaining popularity in the world of home sales.

"A lot of people think it's either buy, or if you don't qualify to buy, you have to rent, end of story, and that's not the case," said Realtor Shane Wilson.

He said sellers desperate to unload their properties like rent-to-own contracts because they bring in cash.

"I think most sellers who have vacant properties don't want them sitting vacant. They want to have somebody living in it. They want to be collecting rent," Wilson said.

Rent-to-own home leases are also appealing to prospective buyers who couldn't qualify for a mortgage any other way. And they can actually build equity while renting.

"Every month when they're making that rent payment, a portion of it goes to principal so when it comes time to close, they've already got a little nest egg they're saving for the purchase of the home," said Wilson.

Rent-to-own home deals typically start with the renter agreeing to buy the property at a later date for a specific price.

The renter then makes a deposit which is usually nonrefundable and then the seller puts a portion of the rent money towards the down payment on the home.

Real Estate Attorney Jack Pankow said, "It's potentially a great deal for both parties."

But these great deals could come with great risk.

"The problem with rent-to-own is when you buy it you have title, you are assured of title, but if you're renting and hoping you're going to have a clear title, you may not," said Pankow.

That's why Pankow says renters need to do their homework and make sure the owner's home isn't in foreclosure and doesn't have liens against it.

And sellers have to realize they could miss out on other, sometimes better, opportunities.

"If somebody comes along and wants to buy it straight out for a better price or for the same price and now you're stuck with a lease," Pankow said.

Buyers could also get locked into a price that could plummet.

But before either party agrees to anything, Pankow says you should have a real estate attorney draw up the documents so neither side gets burned.

How he is making a difference: As Science Fair Coordinator for the Kiwanis Club of Fort Myers, Jim Garrison gives his time and support in working with the Lee County School District to recruit and train community volunteers to serve as judges for the annual Thomas Alva Edison Kiwanis Science and Engineering Fair. This year 375 projects were selected for the regional even, from the nearly 20,000 projects judged at local school fairs from Charlotte, Glades, Hendry and Lee counties. More than 30 college scholarships and countless other awards were presented to students as at fair which was held in January. On April 30, 30 students will represent our region at the State Science Fair in Lakeland. Winners at that fair will move on to Atlanta for the International Fair, set for May 6. Garrison is committed to helping this event grow because he believes the knowledge gained by middle and high school students in preparing these projects contributes to the growth of science in the United States.

Bob Wade has made a difference by donating over 20 gallons of blood to the Lee Memorial Blood Center since
1973. By making 165 donations he has touched many lives. Each unit of blood is turned into different components; the platelets may go to a child with leukemia, the plasma to a patient with a clotting problem and the red blood cells to an accident victim. Bob has either helped or perhaps saved the lives of as many as 500 people with his donations. Bob’s blood type is O Positive. Blood banks are always in need of Type O Blood since 38 percent of the population has that type. Sadly, fewer than 5 percent of healthy Americans eligible to donate blood actually donate each year and only 20% of those donate twice in a given year. There is a great need for blood. On any given day, an average of 38,000 units of red blood cells is needed in the United States. Blood transfusions are often needed for trauma victims due to accidents, heart surgery, anemia treatments and the list goes on. Since Lee Memorial Health System has the only trauma unit in a 5 county radius the demand for blood is about 500 units per week.

Blood donors can donate every 56 days and that is just what Bob Wade faithfully does! In doing this he is giving the gift of life so others may live another day!

Housing: Best time to buy in four years
Home values have declined across the country, giving homebuyers the best buys they've had since 2004.

NEW YORK (CNNMoney.com) -- It may be the best time to buy a house in more than four years.
Home prices have dropped so quickly and so far that valuations - the difference between what a home should cost and its actual price - are the lowest they've been since 2004, according to a report.
The Cleveland-based bank National City Corp. (NCC, Fortune 500), together with financial analysis firm Global Insight, revealed Tuesday that more than 88% of the 330 housing markets surveyed showed price declines and improved affordability during the last three months of 2007.
"Housing valuations are almost back to long-term norms," said National City's chief economist, Richard DeKaser. He called current affordability "the best in the past four years."
But DeKaser cautioned that home prices could fall even further.
"This isn't to say home price declines are over," he said. "We could move below historic norms. By the end of 2008, housing markets could be broadly under valued."
Prices still improving
There are still 21 housing markets, or 6% of those surveyed, that are severely over valued, including Atlantic City and Madera, Calif. That's down from 56 overvalued markets at the peak of the housing bubble in 2006.
The report compares actual median home prices with what the authors determine are proper home values based on population density, relative income levels and interest rates, as well as historically observed market premiums or discounts, to determine whether markets are over or under valued.
The report also factors in market intangibles that make some areas more desirable places to live, and more expensive.
"Declines are no longer confined to once-frothy markets," said DeKaser.
The survey covered home valuations during the last three months of 2007, but DeKaser pointed out there's reason to believe that valuations are even more favorable for buyers today.
Price declines have continued into 2008 and interest rates, although they have inched up lately, have been steady or lower compared to late last year. There have even been wage gains; personal income rose 0.5% in December. Soaring foreclosure rates have added inventory to many housing markets, depressing home prices further.
The biggest gains in affordability occurred in California, Michigan and Florida, which are areas that have also been some of the hardest hit by foreclosures. Those states registered 43 of the 50 biggest price declines.
Bend, Ore. currently tops the overvaluation list. Home prices there were judged to be about 59% higher than their fair-market value. Miami, despite a median home price decline of 5.7% last year, is the most overvalued big city, by 44%.
All the best bargains were found in Louisiana and Texas. Houses in Houma, La. were under valued by 31.2%, according to the report. Dallas was the most undervalued big city, by 30%.

Realtor sold house with the help of a chicken and duck

We specialize in the marketing of all phases of real estate including residential, condominium, mobile homes, lots, acreage, commercial, income, investments and new construction sales.

Best moment in real estate: I have had so many "best moments," but my all-time best was during the summer of 2005. I agreed to list for sale two high-end properties. The owner had previously listed with other Realtors for quite some time and did not sell. My seller was, well let's say at times very impulsive, as well as, intimidating at first sight, mainly due to his large physical stature. He was a retired professional hockey player. Need I say more? Although he could be intimidating at first, once I got to know him he was a great guy.

Now, I was faced with the challenge to get these properties sold, and that was my first priority as his realtor. One of the two properties was in a very high-end community in Estero, and the Homeowner's Association prohibited the use of "open house" and "for sale" signs. Well, remember I said my seller was impulsive and intimidating at times? I scheduled an open house on a Saturday afternoon, and my seller was determined to put out open house signs in-spite of the Association's rules. So, he planted several, and I mean several, signs along the main road to the community earlier that morning. By noon, all of the signs had been removed and were nowhere to be found. Needless to say, my seller was very frustrated, and took matters into his own hands. I scheduled another open house for the following weekend. Still challenged by the rule prohibiting signs, my seller informed me that he had come up with a plan, and had a surprise in store for me that he felt would solve the problem.

Oh boy, why me? Instead of putting up open house signs, my seller convinced two teenagers to stand on the corner of the main road holding open house signs dressed as a chicken and a duck. I was mortified, but needless to say they drew a lot of attention by people passing by the community. Each time someone would attend the open house, they would tell me about the chicken and the duck. I sold the house that day. I also sold the other property soon after, and had established a wonderful business relationship and have had the privilege to represent him in other real estate transactions over the years.

Most challenging moment in real estate: Every moment in real estate is challenging. Many sellers in today's market bought their "dream" home when the market was at its peak, and financing was made very attractive and easy to obtain. Unfortunately, because the lending process was so easy, many of the buyers, who are now sellers, did not think about the future of our market. Some sellers these days are being faced with financial situations that are now beyond their control. Many sellers are being faced with the reality that what was once an affordable "dream" is now becoming a nightmare. The process of buying or selling a home is often an emotional and stressful time for people.

Hobbies, interests & activities: I love skydiving. Of course, my associates think I'm nuts, but for me, the high of jumping out of a plane at 14,000 feet, and the rush of adrenaline anticipating that moment when the hatch opens up, is indescribable.

Family: Married 20 years to my high school sweetheart and soul mate, Anthony Pietroniro. I have two beautiful children, Vincent, 14, and Annie, 11. Yes, life with a teenager is definitely a challenge everyday!

Role model: My role model is, and always will be, my father who passed away 13 years ago to cancer. That was the hardest day of my life, and my world changed forever. My father was a self-made man who worked very hard and long hours to establish a business in order to provide a comfortable life for his family in Florida. He was very strong-willed and persistent when it came to the well-being of his family. When he believed in something, he would put his mind to it in order to achieve success. He was an old school Sicilian and very set in his ways, but he also had a charming and bubbly side to his personality that infected the hearts of others around him.

Most importantly, he never let a day go by without telling me how proud he was to have me as his daughter and how much he loved me. I wish I could hear him say those words once again, because when you are young and starting to experience the realities of life, you don't realize how important someone is to you until you don't have those special moments anymore.

Word of advice: I have a list of "Real Riches" which was given to me by one of my associates who is a special part of my life as a Realtor. It goes like this:

Have a positive mental attitude; have sound physical health; strive for harmony in human relations; have freedom from fear; have hope of future achievements; have the capacity for applied faith; have the willingness to share one's blessings with others; have the ability to be engaged in a labor of love; have an open mind on all subjects towards all people; strive for complete self-discipline; have the wisdom on which to understand people; and last but not least; strive for financial security.

Customer Satisfaction Counts In Large Amounts

The statistics tell the success story of GMAC Home Services

Five years. That’s all the time it took for one company, GMAC Home Services, to reinvent the very meaning of the much-used, but often misused phrase, “customer satisfaction.”

In 2002, when John Bearden became the company’s president and CEO, he took a long, thoughtful look around the real estate industry. He didn’t care much for what he saw: an industry beset by plunging commission rates and consumers growing more fickle by the day.

Bearden was equally disturbed by what he didn’t see: not a single national real estate company providing comprehensive and meaningful customer service on a consistent and predictable basis.

Bearden decided that company would be GMAC Home Services. Simply put, he was looking for a way to serve up a consistently better service experience for the consumer, to help his brokers build the financial net income of their businesses, and to help agents cultivate more loyal and profitable customer relationships. In other words, to help differentiate GMAC Real Estate as a brand that stood for something tangible: day-to-day, transaction-to-transaction excellence in customer service. The kind of service that pleasantly takes customers by surprise and brings them back for future home-buying and selling needs, along with their friends and family members through positive word-of-mouth referrals.

Today, close to six years later, his team has completely integrated a customer-focused business plan and an unprecedented culture of customer service throughout the company’s four operating units, including GMAC Real Estate Franchised Operations, GMAC Real Estate Company-Owned, GMAC Global Relocation Services (see sidebar) and GHS Mortgage. When Bearden and his team embarked on creating a new model for customer service, they were keenly aware of the challenge of accurately and thoroughly measuring quality service in the real estate and relocation industries. Quantifying customer satisfaction for many years had been a concept, but not a practice.

“Agents are notoriously independent, and that’s what makes them so successful and enjoyable to work with,” Bearden says. “But trying to persuade tens of thousands of these independent-minded entrepreneurs is very challenging at best. Looks good on paper, but reality is a much different story.”

Bearden and his executive team at GMAC Home Services knew that if they truly wanted to establish the company as the national leader in customer service, it would require an initiative like none other.

Premier Service: A New National Model

Thus, in 2002, Premier Service¨ was born.

“Through Premier Service, we set an extremely ambitious goal for GMAC Home Services,” Bearden explains. “And it was that we would become the sole leader in providing customer service, and the only national real estate company willing to measure, and then recalibrate as necessary, our performance by using an independent, third-party company to survey the customers we serve. We also set a goal of establishing Premier Service as the most comprehensive and effective customer-service initiative offered by any real estate company, bar none.

“There was a fair amount of skepticism in the industry about our plans, and especially about our claims for what we would achieve through Premier Service.”

Results That Speak (Loudly) for Themselves

When you look at the national awards the company has racked up over the past three months, it appears that GMAC Home Services might be getting the last laugh, and customers couldn’t be happier.

Indeed, with more than 500,000 customer internal surveys already conducted, the company posts an extraordinary 94% customer satisfaction rating (with 82% of customers “very satisfied” and 12% “satisfied”).
What’s more, for the past two years, GMAC Global Relocation Services has received a perfect 100% customer satisfaction rating following a comprehensive survey of global clients that gave the company a Premier Service rating of excellent, very good, or good for “value received.” Also for the past two years, 100% of clients surveyed said they would recommend GMAC Global Relocation Services to prospective clients.

In addition, GMAC Global Relocation Services ranked “Highest in Transferee Satisfaction with Relocation Companies,” according to the J.D. Power and Associates’ 2007 Corporate Relocation Transferee Satisfaction StudySM.

Cypress Realty Brings Welcome Relief to Katrina Survivors

When our Strategic-Partners loan out GMAC Real Estate courtesy vans, it's usually to provide moving assistance. But the standard function of the courtesy van recently changed dramatically when Cypress Realty Inc. GMAC Real Estate in Fort Myers, Florida embarked on a support mission for families affected by Hurricane Katrina. Led by Gina Goodrich, a Cypress Realty Inc. GMAC Real Estate Associate who knew a family in the battered region region that was displaced by the storm, a company-wide collection was taken - donations of clothing, food, pet supplies and much more quickly accumulated, as did monetary donations.

"We had a spot in the office where we were collecting donated items - my office looked like a goodwill store for a while," says Bob Wade, Broker/Owner with Cypress Realty Inc. GMAC Real Estate. The support project began as an effort to help one family, but it quickly mushroomed into help for more than 20 families. The cash donations that came in were converted into Wal-Mart gift cards, giving those families some much-needed currency for relief. Aside from garnering some exposure in the local press, Wade says the positive impact of this project went completely fulll circle.

"The donations increased the morale in the office - people were feeling like they were working toward a common goal for the people affected by Katrina," he says.
